Terms & Conditions

These Terms & Conditions govern the use of this website and the rental of “The White Sands Residences” (Villa Nautilus 222, Soma Bay, Egypt).

1. Booking & Occupancy

Bookings are made through our external booking system (Lodgify). A booking is confirmed once the reservation has been accepted and all required payment conditions have been fulfilled. The villa is provided exclusively for private holiday residential use. Events, parties, or commercial use are strictly prohibited unless explicitly agreed upon in advance.
The maximum occupancy is strictly limited to 10 guests. Overcrowding will result in immediate cancellation of the stay without a refund.

2. Payment

Payments are processed via secure third-party providers. We do not store any payment information.

  • Deposit: A deposit of 50% of the total booking amount is required at the time of booking.
  • Balance: The remaining balance is due no later than 30 days prior to arrival. If the balance is not received at least 20 days prior to arrival, the reservation will be automatically cancelled, and prepayments will be handled per the cancellation policy.
  • Cancellations:
    • 100% of prepayments are refundable when cancelled 120 days or more prior to arrival.
    • 50% is refundable when cancelled 90 days or more prior to arrival.
    • 20% is refundable when cancelled 60 days or more prior to arrival.
    • Cancellations made less than 60 days before arrival are non-refundable.
  • No-shows or early departures are non-refundable.

3. Security Deposit & Damages

A security pre-authorization (Security Deposit) of EUR 2,000 is placed on the guest’s credit card shortly before arrival. This hold will be released within 2 to 7 business days after departure, subject to a satisfactory inspection of the property, the inventory, and the golf cars. Any damages, missing items, or extraordinary cleaning requirements will be deducted from this deposit.

4. Check-in / Check-out

Check-in time is from 2:00 PM. Check-out time is by 12:00 PM (noon). Early check-in or late check-out is subject to availability and prior written approval.

5. Liability & Risk Assumption (Pool & Property)

Guests are responsible for the proper use of the property. The owners cannot be held liable for loss of personal belongings, accidents, or circumstances beyond reasonable control (e.g., local power outages or weather events).

  • Swimming Pool: The pool does not have a lifeguard on duty. Use of the pool is entirely at the guest’s own risk. Parents and guardians are strictly responsible for the continuous supervision of their children in and around the pool area.

6. Golf Car Usage Policy

The rental includes the use of the golf car. The use is a complimentary amenity and is strictly subject to the following rules:

  • Drivers must be at least 18 years old and hold a valid driving license.
  • Driving under the influence of alcohol or drugs is strictly prohibited.
  • Guests use the golf car entirely at their own risk. The owners accept no liability whatsoever for any personal injury, property damage, or third-party claims arising from the use of the golf car.
  • Any physical or mechanical damage caused to the golf car during the stay will be charged directly against the EUR 2,000 security deposit.

7. House Rules

To preserve the quality of the villa, guests are expected to respect the property and the Soma Bay community at all times.

  • Pets are strictly not permitted.
  • Smoking is strictly prohibited inside the villa.
  • Security: For the safety of our guests and the property, a discreet exterior security camera is installed monitoring the main entrance and driveway only. There is absolutely no surveillance within the interior or private living spaces.
  • Personal data is processed in accordance with our Privacy Policy.

8. Services

Additional services (e.g., daily housekeeping, private chef, concierge arrangements) are subject to availability, must be booked in advance, and may incur additional charges.

9. Governing Law

These Terms & Conditions and any disputes arising from the rental of the property shall be governed by the laws of Egypt, as the property is located in the jurisdiction of the Arab Republic of Egypt.
